Bank vs Housing Finance Company: Which Loan Is Better?
Picking a home loan provider can shape your budget for a long time, even for two decades. You will usually see banks and Housing Finance Companies, also called HFCs.
A home loan lets you pay in smaller amounts over many years. For some people, it seems less burdensome each month. You might also get some tax benefits along the way. If you are thinking about a home loan in India, it is smart to learn about tax sections such as 80C and 24(b). These sections may allow deductions you can claim.
Even so, your final tax outcome will not be the same as other people’s. It can change based on the type of property, whether you live in it, the reason you took the loan, and the income tax regime you choose.
Section 80C of the Income Tax Act allows eligible people to get a deduction for the principal part of a home loan EMI.
The total deduction under Section 80C is capped at ₹1.5 lakh in each financial year. This is only available if all required conditions are met.
That ₹1.5 lakh cap is not meant only for paying back the home loan principal. It can also include other approved items like certain life insurance premiums, EPF deposits, and tuition fees.
So, if the house is self-occupied, the principal amount you pay can be added to your overall Section 80C claim.
Section 24(b) talks about interest paid on money that was borrowed for buying or building a house. When the house is used by the owner for living, most eligible taxpayers can claim a deduction for the home-loan interest. This deduction is allowed up to ₹2 lakh in a year, provided all required conditions are met.
A major requirement is that the construction should be finished within the period mentioned in the rules. If the house is given on rent, the interest treatment is not the same. In that situation, the amount of interest that can be set off against other income depends on the specific rules and caps in the law.
Have you taken a home loan while your home was still being built? You may be able to claim interest you paid before the home was finished. This is often called pre-construction interest. If you meet the rules for this, you can usually claim it in five equal parts. Each part starts from the year when the building work is done. This may help people who were paying interest during the build period but still have not taken possession yet.
Tax deductions are not the same for the old and new tax plans. With the old plan, some deductions are offered, but many of them do not carry over to the new plan for most individual taxpayers.
So, before you claim a home-loan deduction, first confirm which tax regime you are on. Then make sure that specific deduction is allowed under that regime.
If you buy a house together and both people meet the rules, each owner may be able to claim the deductions they are allowed. This depends on your part of the loan and the property, and it still must follow the tax rules. Also, store your papers in a safe place. You may need them to back up your tax claim.
You may get tax help on a home loan, but only if you meet the rules. Section 80C is mainly for the part of your payment that goes to the principal. Section 24(b) is linked to the home-loan interest you pay.
Tax laws also change, and each person’s situation is different. So it is smart to check the latest rules or ask a tax expert before you submit your return.
