STRUCTURE

• RCC framed structure with RC foundations conforming to Bureau of Indian Standards (BIS).
• Pre-constructional anti-termite treatment will be provided under the foundation and external perimeter of the building as per BIS for the complete building.
• Walls will be constructed using Autoclaved Aerated Concrete blocks (AAC blocks) – from Aerocon or equivalent.
• The height will be maintained at 9'8" from structural floor to floor.

WALL FINISHES

• Internal walls will be finished with gypsum plaster and wall putty (JK or equivalent) with Tractor /Premium emulsion or equivalent.
• One “Highlight Wall” in the Living / Dining area with paint finish will be provided as recommended by the architect.
• The toilet walls will be finished with vitrified tiles as recommended by the architect up to the ceiling height. Trims and profiles in PVC will be used to protect the edges of the ceramic tile.
• Dado of 2’ height above the kitchen platform will be finished with ceramic tiles of suitable size as specified by the architect.
• Wash area will be finished with ceramic tiles upto 5’-0” height.
• Loft will be provided in two locations in each apartment.
• Exterior faces of the building including the balconies will be finished with cement plaster/Texture and exterior emulsion paint – Asian Paints (APEX ULTIMA PROTEK) or equivalent.

CEILING

• Ceiling areas of Living, Dining, Bedrooms and Kitchen & toilets will be finished with wall putty (JK or equivalent) and painted with Tractor emulsion.
• Oonjal hooks will be provided in living / dining.

FLOOR FINISHES

• Living and Dining will be finished with Italian / Turkish Marble of suitable size as specified by the Architect and the Bedrooms will be finished with vitrified tiles – colors as suggested by Architects.
• Kitchen, Utility, Balcony & Toilets will be finished with anti-skid ceramic tiles as recommended by Architects.
• 4” high skirting matching the floor tile will be provided wherever required.

COMMON AREA FINISHES

• Staircase & lobbies will be finished with polished granite slabs/tiles. Staircase and corridor walls will be finished with 4’x2’ ceramic/ vitrified tiles as recommended by the architect. Trims and profiles in PVC will be used to protect the edges of the ceramic tile.
• Lift Fascia will be finished with granite cladding as recommended by the architect.
• Car park floor will be finished with concrete flooring.
• Cool Tiles in Terrace for heat reduction on foam concrete.
• Motion sensor system in common areas of the building as designed by the architect.

DOORS

Main Doors

• Kalpataru or equivalent Veneer CDS unit including frame with threshold and architraves on both sides. Shutters will be 40mm flush door with both sides Teak Veneer and Veneer edge banding on all four sides. Frames, Architraves & Shutter shall be finished with Melamine polish.
• Yale Digital lock or equivalent with Biometric, Number Pad, Access Card and Physical Key.

Bedrooms & Toilet Doors

• Kalpataru or equivalent laminated CDS unit including frame with architraves on both sides. Shutters will be 32mm flush door with laminates on both sides and PVC edge banding on all four sides.
• Yale lock or equivalent will be provided.

WINDOWS

• UPVC/Aluminium powder coated sliding/fixed windows will be provided in all rooms with MS Grills as per design.

FRENCH DOORS

• UPVC/Aluminium powder coated sliding type French door will be provided.

KITCHEN

• Counter top Platform (dry fixing) will be finished with 18mm thick granite slabs 2’0” wide. Stainless Steel Single bowl sink with drain board and a sink cock will be provided. Provision for fixing a refrigerator, exhaust fan (or chimney), ceiling fan, microwave, mixer and a point for RO unit for drinking water purposes will be provided.
• Wash area will have Single bowl Stainless steel sink (without drain board) and provision for fixing washing machine and dish washer, will be made.
• Provision for fixing an exhaust fan, microwave, fridge, mixer, grinder and water purifier will be made.

ELECTRICAL

• Concealed insulated copper multi-strand FR wires will be provided with distribution board having MCBs. Necessary number of switches & sockets will be provided as recommended by our Consultant.
• Telephone points/Data point will be provided in Living and Master Bedroom.
• Empty conduits for DTH TV point will be provided in Living and Master Bedroom.
• One charging point for E-Vehicle will be provided in the car parking area for each apartment.

POWER SUPPLY & GENERATOR

• 3 phase power supply with 100% generator back up will be provided.
• Electrical Vehicle charging point will be provided individually at no extra cost in the respective car parking area. Users will be provided App based advanced charging system.

LIFT

• The building will be served by 3 nos of passenger/stretcher lift of KONE or equivalent make with automatic openable doors.

COMPOUND WALL

• 5’ high Compound wall will be provided as specified by the Architect.

LANDSCAPING

• The entire project will be suitably landscaped.

WATER

• Underground RCC sump of adequate capacity and overhead tank with a partition wall for drinking / domestic water will be provided.
• Water Treatment Plant (WTP) will be provided as recommended by the consultant.

SEWAGE TREATMENT PLANT (STP)

• Common Sewerage treatment plant will be provided as recommended by the consultant. Treated water will be circulated for flushing in toilets and for landscaping.

UNWIND - SPORTS & RECREATION FACILITY

• Fully fitted Air-conditioned gym with Aerobics & Yoga, Indoor games room, Kids’ play zone, Swimming pool, Co-working space & Reading lounge, Mini theatre, Multi-purpose hall with Party terrace will cater to the entertainment and fitness requirement of the residents.

FIRE PROTECTION SERVICES 

• Fire protection systems designed and installed as per NBC and other necessary fire safety measures will be provided in compliance with the Statutory Norms as recommended by our consultant.

SOLAR POWER

• On-grid type Solar Photovoltaic system will be provided for Solar power generation as per the Government norms.

BUILDING MANAGEMENT SYSTEM

• CCTV, Access Control and Public Address System will be provided.
