SPECIFICATIONS

General Specification.

• The following will be the final specification of‘JAINS ANTAREEKSH’ at perungudi, Chennai.

Flooring

• The flooring in living, dining, bedrooms, and kitchen will be of Vitrified tiles of Asian/RAK/Euro/Spaniso/Ceracon or equivalent. The flooring in balconies, toilets & wash area will be of anti skid ceramic tiles.
• Note: Size, Color and brand will be of our choice depending on bulk availability.
• Wall Tiling
• Kitchen will have first quality ceramic wall tiles for 2 feet above the platform level.
• Toilet will have first quality ceramic wall tiles for 7 feet height from floor level.
• Service areas will have ceramic tile for 4 feet height all around.
• Note: Size, Color and brand will be of our choice depending on bulk availability.

Kitchen

• Black granite of size 8’0”x2’0” will be provided. RCC platform will not be provided.
• Porcelain sink/Stainless steel sink without a drain board will be provided.
• One loft of RCC will be provided in the kitchen.
• Doors / Windows / Ventilators
• Main door will be made of teak wood frame with Paneled skin door shutter.
• Bedroom doors will be made of teak wood or country wood frame with flush shutters.
• Toilet doors will be made of teak wood or country wood frame with flush shutter.
• UPVC / aluminum French doors with sliding shutter without grill will be provided.
• UPVC / aluminum window with sliding shutter will be provided without grill for all the windows and ventilator.

Painting Finishes

• All walls will be coated with putty and finished with emulsion paint.
• Ceilings will be finished with OBD.
• External walls will be finished with exterior emulsion paint of Asian/ICI/Dulux or equivalent paint or equivalent.
• All other doors will be finished with enamel paint.
• Windows and Ventilator grills will be finished with enamel paint.
• Note: The color of the paint wherever not mentioned will be as per our choice.

Electrical

• Three-phase supply with concealed wiring will be provided. The actual supply will be single or three phases based on the TNEB rules and regulations at the time of energizing the complex.
• Separate meter will be provided for each flat in the main board located outside the flat at the place of our choice.
• Common meters will be provided for common services in the main board.
• Split A/C provision with electrification will be provided in all bedrooms.
• 3(three) nos. 15A plug points will be provided in kitchen & 1(one) no. 15 A point will be provided in Service area for washing machine.1(one) no. 15A point in each toilet for Geyser.
• The wiring for 5A points will be of 1.0sq.mm rating adequate for equipments of capacity of 750W and 15A points will be of 1.5sq.mm rating adequate for equipments of capacity of 1500W.
• AC wiring will be of 4 sq.mm which can take up a capacity of 1.5 tones.
• Standby generator for min. essential points in common areas will be provided.

TV and Telephone Cable

• TV and Telephone points will be provided in Living and Master bedroom.
• Note: Alterations, Fixing of grills and placement of A/C outdoor units in elevation will not be entertained under any circumstances.
• Plumbing & Sanitary
• All toilets will be provided with wall mounted closet.
• Dining will be provided with washbasin.
• High quality chromium plated fittings of Jaguar/Hind ware/Parry ware or equivalent will be provided.

KITCHEN

• Black granite for work top.
• Single bowl S.S sinks without drain board FRANKIE / NIRALI / FABER make.
• One loft of RCC will be provided.

DOORS / WINDOWS / VENTILATORS

• Main door Size 3’6? x 7’0? with teakwood frame.
• 40mm thick solid flush shutter with teak wood lipping all around.
• Horizontal teak texture veneer of 1mm on both sides of shutter with S.S beading embedded in it.
• Melamine polishes on both sides and designer hardware of reputed make shall be done.
• Bedroom doors will be made of teak wood frame with veneered skin shutters and designer hardware of reputed make.
• UPVC Windows with sliding shutters for all windows & UPVC Ventilators will be provided.

PAINTING FINISHES

• All internal walls will be coated with smooth putty and finished with ICI / Asian plastic emulsion paint Royal / velvet finish.
• All external walls will be finished with ICI/Asian/Equivalent paint.
• Ceilings will be finished with OBD.
• S. grills aesthetically designed & fixed to wall will be finished with enamel paint.

ELECTRICAL

• Three-phase supply with concealed wiring will be provided. However the services connection shall be from TNEB based on the rules and regulations at the time of energizing the complex.
• Separate meter will be provided for each flat, and the main board will be located outside the flat at the suitable place suggested by architects.
• Separate meter will be provided for common services in the main board.
• All automation switches will be of ELOKA / PHILIPS / LEGRAND and the other switches & power plugs of ANCHOR ROMA / MK / KUNDAN / GM or equivalent make.
• The living room shall have switches with automation and remote ON & OFF controls.
• Bedroom, Kitchen and dining areas shall have automated switches.
• A/C provision with electrification will be provided in all bedrooms.
• 15A plug points will be provided for refrigerator, washing machine & geyser in toilets.
• Exhaust fan provision for kitchen and toilets will be provided.
• The wiring for 5Amps points will be of 1.5sqmm rating adequate for equipments of capacity of 750W and 15A points will be of 2.5sqmm rating adequate for equipments of capacity of 1500W. AC wiring will be of 4sqmm which can take up a capacity of 2 Tones.
• Power back up for the minimum essential points in flat and automatic change over (EB/DG) will be provided.

TV and Telephone Cable

• Concealed TV and Telephone points will be provided in Living and all bedrooms.
• The cables for TV and Telephone will be provided from a common junction point

PLUMBING & SANITARY

• All sanitary wares in ceramic of superior brands will be provided.
• All plumbing CP fittings of superior brand will be provided.
• All toilets shall have designer type counter washbasins.
• Single lever HI FLOW diverter with hot & cold mixer with over head shower will be provided in the toilets.
• High quality concealed flush cistern for WCs.
• Frosted glass partition for shower area in master bedroom toilet shall be provided.

DADOING

• Kitchen 3? high granite back splash above the platform, with first quality ceramic wall tiles for up to 1? 9? above that…
• Toilet – vitrified tiles for full height from the floor level.
• Utility areas – ceramic tiles for up to 4? 6? feet height from floor level.

LUXURY ADD-ONNS AT EXTRA COST

• A Wall punning, texture paint & wall paper.
• Provision for the internet in the study, bedrooms, Wi-Fi connectivity across the flat shall be provided.
• All room lights and fans controlled by I-POD / MOBILE / INTERNET on EXTRA COST. Video door phone, finger print digital, cameras will be provided on EXTRA COST.
