• RCC framed structure with suitable foundation conforming to BIS.

• Wall are of concrete blocks in cement mortar or light weight blocks using related adhesive with adequate reinforcement at required levels.

Wall Finishes:

• Internal walls will be finished with cement plaster or gypsum plaster and cement based, wall care putty with premium emulsion paint.

• Exterior walls will be finished with cement plaster, one coat of primer and two coats of weatherproof exterior emulsion paint.

• Toilet walls - According to architect's plan, the toilet walls will be finished with coloured ceramic tiles till false ceiling level.

• Utility wall will be finished with cladding tiles upto 4' height from flooring.

• Lift facia will be finished with granite as per architect's concept.

• Ceiling surface will be finished with smooth putty, primer and emulsion.

Floorings:

• Living, dining, kitchen and bedroom areas will be finished with 2'*2' double charged Nano glazed floor as per architect's concept.

• Utility toilet areas and balconies will be finished with anti-skid Ceramic tiles as per architect's concept.

• Common area and lift lobby will be finished with Porcelean/ Ceramic tiles. Ground floor lift lobby will be finished with granite, staircase will be finished with granite stone as per architect's design.

• Car parking will be finished with grano flooring or paver blocks.

• Terrace floor will have water flooring and will be finished with heat reflective tiles.

Joineries:

• Entrance main door of size 3'6''*7' will be provided with seasoned and chemically treated wooden frames and veneer panel shutters, stainless steel hinges, Biometric lock and Peep hole.

• All bedroom and toilets will be provided with seasoned and chemically treated wooden frames and flush/ panel doors with required fittings as per architect's design.

• Modular two or three panel UPVC window frames and shutters along with glasses will be provided as per architect's design.

• MS safety grill will be provided separately for windows.

• All balconies will be provided with sliding modular French doors of two or three panel UPVC. Frames and Shutters along with glasses.

Kitchen:

• Counter top granite platform will be finished with granite slab 2'0'' wide at a required height from the finished floor level along with stainless steel single bowl sink and CP long body

• Bib cock. Provision for water purifier.

• vProvision for exhaust fan, refrigerator and chimney sleeve will be provided as per architect's design.

• Kitchen platform walls will be finished with ceramic tiles of colour and size upto 2'0'' above the cooking platform.

• Loft will be provided only in kitchen.

Plumbing and Sanitary:

• Sanitarywares will be EWC white colour with flush tanks as per architect's design and concept.

• CP fittings and taps(like 2 in 1 wall diverter, spout, shower, health faucet, etc.)will be provided as per architect's design.

• Toilet - core cuttings for plumbing lines.

Electrical and Power Backup:

• 3 phase underground cable from the onsite transformer power supply and concealed Insulated multi strand copper wires will be provided in all apartments with individual distribution box having MCB's.

• All apartments shall be provided with an Automatic Current Controller Limiter(ACCL) device inorder to provide power backup for lights, fan and all 5 AMPs switches and sockets only. ACCL limits is as follows: 2BHK - 600KVA, 3BHK - 700KVA.

• Generator backup for common area, lifts and apartments.

• All switches and sockets will be provided in metal box and modular switches with cover plates and USB sockets will be provided one number in all bedrooms.

• 2-way switches will be provided for 1 light in each bedroom near bedside.

• Concealed wiring for telephone will be provided in living and master bedroom.

• One AC electrical point will be provided in the living and each bedroom.

• DTH plug-in facility in living and master bedroom with commonly shared dish antenna's with recording facility available in the living room. Facility restricted to usage by any two service providers chosen by the promoter. Bathrooms will have provision for mirror light, an exhaust fan and geyser.

Water Proofing and Anti-Termite Treatment:

• Waterproofing treatment will be performed for all rest rooms, utility and other water storing bodies as per architect's design.

• Anti-Termite treatment will be carried out in the project.

Water and Sewage:

• Common underground RCC sump of adequate capacity with Hydropneumatic system for water supply will be provided as per consultant's design.

• Sewage treatment plant(STP) and common underground tank provision with manholes, shall be provided with provision for recycling the treated water, for flushing and gardening use, as designed by consultant.

• Water Treatment Plant(WTP) will be provided as designed by consultant.

• Rainwater harvesting is provided.

APP-controlled Smart Home EB Points:
